Joe and I spoke on the phone and emailed several times in order for both of us to determine what I really wanted and needed, as well as the budget I could work within. Joe's knowledge and expertise, as well as his kindness and consciousness led us to outline my future home and new home life. He remained positive and rational throughout the search process. I looked at all properties for sale within my constraints, and identified those I thought might work. Joe immediately identified problem areas and obstacles, knew precisely what to eliminate (oil heat, flood zone, insulation, radon gas, owner history, potential development nearby, etc.) at the outset so that no time was wasted visiting a house that he knew we would find unsuitable for any reason. He responded to any and all of my queries in short order, and always followed through. Joe knows and appreciates architecture and design. He recognizes possible red flags in the foundation, siding, roof age and material, masonry, HVAC, electrical panel, plumbing. And he is fully adept with pricing, estimating, bidding, knowing what to offer and when to stop. He's extremely hard working, he's professional, he's thorough, and he's smart. We found a beautiful small house in Jamaica Plain, and Joe fought for it, side by side, with me! I'm very happy here, and I'm most grateful to have found exactly the agent I needed, and highly recommend. He will remain a good friend.

My husband got a new job in Waltham, Massachusetts and we had to relocate from Cary, North Carolina within a short time. My husband could have moved first and I could have stayed behind with the kids until we secured a house, but we knew that managing two residences would not be ideal. We needed a REALTOR and someone good. We needed someone who can work within the constraints of a tight timetable. Most importantly, at the time, it was a competitive market like we had never seen before. We knew that we would be fighting to secure a house in the price range that we could afford (Boston being one of the most expensive in the country). However, despite all of these difficulties, Joe helped us find and secure us the perfect house. From our first virtual meeting, he was wonderful. He was smart, efficient, and professional. He laid out a plan, which was what we really needed. We walked away from the meeting with a to-do list, an agreed-upon plan, and a sense of calm knowing that we were in good hands. Joe was wonderful throughout the whole process. He educated us on the neighborhoods, the types of houses, and the market. He was super knowledgeable, which was such a boost of confidence for us. He showed us houses virtually and they were always well-presented and thoughtful. With his camera mounted on a gimbal so that we would have a smooth cinematic experience, Joe went through the house. He would comment throughout the showing about what he saw and we would be glued to the screen mesmerized by his smooth narration. Then he would entertain all questions we had about the house. He would be so generous with his time during these sessions. I really appreciated that he would ask us what we liked or didn’t like. These sessions were immensely helpful. They helped me and my husband sort through our thoughts and be able to make decisions about what we wanted. Once we found the house we liked, we had to secure and purchase the house. This was no easy feat. We had tremendous competition and when we couldn’t get the first several houses, we went through the five stages of grief. It wasn’t easy for Joe every time we put in an offer and failed. He did all the work, but Joe was always super professional. He encouraged us and kept us moving. When we finally secured a house, I shouted and danced. I was relieved and grateful. We couldn’t have relocated without Joe and we love the house Joe found us.

Joe is an extremely remarkable real estate agent. I don't say this lightly. A home is one of the biggest purchases most people will make in their life so you want to make sure you are choosing the right house and you have someone knowledgeable to help you through the process. I am also picky in almost everything so the list of things I wanted in a home was quite lengthy. Joe has the patience of a saint and will listen to your needs and wants. Nothing is too silly for Joe. He is also super responsive and gets things done. Have you had REALTORS tell you to just pay a higher price to be competitive?
